Those in need of affordable housing in Moab now have another option.
Cinema Court Apartments opened in March on Mill Creek Drive. They are the modern-looking, red, tan and green buildings that scream “I’m new!”
And you can check them out at an open house Friday, May 25, from 9 a.m. to 2 p.m.
Twelve units in the southern-most building are already occupied, said on-site manager Jazmine Duncan. And once construction is complete – expected to be sometime in July – 60 units will be available for rent.
One-, two- and three-bedroom apartment homes are available. Three are Americans with Disabilities Act accessible, Duncan said. Five are set aside for transitional housing for homeless or near homeless residents. And five others are designated for those with mental illness.
While the apartments are for low-income families, rent is not subsidized.
Rather, how much a family pays depends on family size and income. A family of four, for example, that makes between 28,750 and 31,625 a year is eligible to live in a three-bedroom apartment home at Cinema Court. A family of four earning more than that isn’t eligible.
Rent for that fictional family of four would be $676/month.
A family of six can earn up to 36,685 a year to qualify for a three-bedroom unit at Cinema Court. Their rent? Also $676.
The units feature vinyl floors made to look like wood, fresh paint and white, energy-efficient appliances.
Nine buildings are in the works, plus a clubhouse. Once one building is complete, Duncan rents out the homes.
Those interested in learning more should attend the open house, Duncan said. Several units will be open for tours, and rental applications will be available.
Tenants need to earn double the monthly rent, Duncan said. Income will be verified with applicants’ employers. Officials also will check applicants’ credit history, rental history and criminal backgrounds. Units won’t be rented to anyone with a felony or past eviction.
Duncan organized the open house to help get the word out to Moab residents who need a quality, affordable place to live.
“I really want to get these applications for these places in the hands of the people who really need them,” she said. “People who live here and work here year-round – they don’t necessarily make a lot of money, but they’re putting their money back into the community and calling this home.”
